Permits, zoning issues common in Florida commercial real estate

When Miami business owners have a goal in mind, there are often several steps that must be taken in order to reach that goal. A seemingly minor step along the way can turn into a major headache if things are not handled properly or if disputes arise with others.

This is certainly the case when it comes to the development of commercial real estate. Developers and other interested parties must take several steps to make a profit in their endeavors, including many tasks that must be completed well before construction even begins.

For instance, one development group is currently in the process of obtaining a building permit in Miami before it can begin construction on a hotel room project. The hotel room is designed for patients who need to recover after being discharged from the hospital. The developer hopes to build upon this first location in Miami to extend it into other states and countries.

Businesses large and small have a number of requirements they often must meet when it comes to licenses and permits. Business licenses typically must be obtained from the city, along with a Certificate of Occupancy from the city or county zoning department. Some businesses may also need to obtain property use permits depending on the use of the property.

While these and other permits may be obtained through the proper procedure, there are often roadblocks that come up along the way. For instance, it is common for businesses to become involved in zoning disputes with governing bodies when it comes to the location or use of a business in a certain zoned area. Businesses must have a solid grasp of the zoning laws to understand their rights, as these disputes can derail an entire project if not handled properly. At the very least, the business owner needs to know how to work within the system in order to get things accomplished in a timely manner, as each day that is delayed can greatly impact the project’s profitability.
